When buying a real estate, personal presence seems unavoidable due to strict identification rules. We now present how we can provide for a secure deal without meeting the other party.

Anti-money laundering act and the act on attorneys makes identification possible through a camera using software specified by the Hungarian Bar Association (e.g. bluejeans.com, Skype, Skype for Business etc.)

All the client has to do is consent to the remote identification, present the documents to the camera in a clearly visible way and verbally communicate the details to be recorded. It is important that the client is properly lit so that the lawyer can verify the match with the presented documents. In order to do that the client must provide the copy of his documents beforehand.  The entire process is recorded and stored by the lawyer so that it can be safely retrieved later.

After that, the sales contract and the related necessary documents can be completed and signed while recorded by video. In this case, the client must acknowledge the signature as their own during the video chat. The client must also declare that the content of the document represents his will. Each party and the countersigning attorney must sign each page of the contract. The documents signed by a party may then be forwarded to the other party or the lawyer by post or courier.

If all the parties have signed the documents and they are countersigned by the attorney, the documents are ready to be submitted to the land registry without the need for a personal meeting. Documents can be sent to the land registry either by post or in person. The land registry will notify the parties of the registration of the new owner and the deregistration of the seller by post.
